Salt marsh air is the part most people leave out

Charleston sits on a neck of land between the Ashley and the Cooper, ringed by tidal salt marsh on almost every side. Twice a day that marsh breathes, and the air coming off it carries salt and fine organic silt inland well past the peninsula - into Mount Pleasant, into West Ashley, into the older parts of North Charleston. That matters because salt is not dirt. It does not sit on the surface waiting to be rinsed off; it draws moisture out of the air and holds it against whatever it has landed on, which keeps siding, brick, and painted trim damp far longer than the weather alone would. Add the Lowcountry's long warm season and you have the two things algae and mildew need most - moisture and time - supplied more or less continuously. The practical consequence is that a Charleston house does not get dirty in one event you can point to. It gets dirty steadily, and by the time the green cast on the north wall is obvious to you it has usually been established for months.

The historic core changes the method, not just the price

A great deal of Charleston housing stock is older and softer than what pressure washing equipment was designed for. Lime-based mortar, original stucco, aged brick, and old-growth wood siding all behave differently under a pressure washer than modern fiber cement or vinyl does - lime mortar in particular is meant to be softer than the brick around it, and a narrow-tip wand will cut it out of a joint faster than you would believe. The same is true of painted piazza columns and railings, where the paint film is often the only thing standing between weather and wood that has been in place for a century. This is the single most important reason the default method here is soft washing: low pressure plus the right cleaning solution, letting chemistry do the work that pressure would otherwise do by force. Pressure still has its place on hardscape - driveways, walkways, some patios - but on the envelope of an older Charleston home it is a liability rather than a shortcut. If someone quotes you a house wash and talks about pressure rather than solution and dwell time, that is worth a second question.

The Lowcountry wash calendar

Two things anchor the year here. The first is pollen, which arrives early in the Lowcountry - oak catkins and pine typically run from late winter into spring - and washing in the middle of it means paying for a result that disappears in a week. Waiting until the drop finishes is almost always the better call, and it is the single easiest way to make one visit last. The second is hurricane season, June 1 through November 30, which is less about wind damage than about what storms leave behind: clogged gutters, leaf litter packed into valleys, and salt driven onto elevations that never normally see it. Gutters are worth attention on both sides of that window. Between the two, summer is peak growth season - humidity never really breaks, and shaded north-facing walls and roof slopes under live oak canopy will green up first and worst. Winter is quietly the most under-used time to wash: growth slows, schedules open up, and the result holds until pollen starts.

Three of them separate a careful contractor from a fast one. What pressure are you using on the siding, and why? - on an older home the answer should be low, with the cleaning done by solution. What are you doing about the plants? - soft-wash solutions are hard on landscaping if the crew does not pre-wet and rinse, and the Lowcountry's foundation plantings sit right where the runoff goes. What is the price, before you start? - a flat, upfront number beats an hourly rate that grows once the truck is in the driveway. None of these are trick questions, and a contractor who works on Charleston houses regularly will have ready answers.

Peninsula and Old Village properties skew older and more delicate, and get the most conservative approach we have.
